When do I need to pay stamp duty?
Stamp duty must be paid within 14 days of signing the Sale & Purchase Agreement (or Option to Purchase exercise date). Late payment attracts a penalty of up to 4x the original duty.
Can I get an ABSD refund?
Married Singapore Citizens who buy a 2nd property may apply for an ABSD refund if they sell their first property within 6 months of purchasing the second. Both spouses must be SCs, and the property must be bought in both names or in the name of one spouse.
Is BSD different for HDB and private property?
No. BSD rates are the same for all residential property types — HDB flats, condos, and landed houses. Only the ABSD rate varies, and that depends on the buyer's residency status and property count, not the property type.
How does stamp duty affect my total purchase cost?
Stamp duty is a significant upfront cost. For example, a Singapore Citizen buying their 2nd property at $1.5M would pay $44,600 in BSD plus $300,000 in ABSD — a total of $344,600, or about 23% of the purchase price. This is on top of the down payment, legal fees, and renovation costs.
